Description: A commercial building in Eatontown New Jersey was getting window leaks around the whole building. The EIFS system that was installed was non-drainage barrier EIFS. The windows had no drip cap head flashing and water still found a way behind the EIFS causing the windows to leak. |

- Before the EIFS was removed, this pictures shows the caulk joint on top of the window with no drip cap head flashing.
- Densglass was laid flat under the metal stud track in the rough opening of the windows and the mesh, basecoat, and finish layers of the EIFS were direct applied to the upside down densglass in the rough opening. The top of the window was caulked to the finish material of the EIFS that had been directly applied to the upside down densglass.
- The top of the window was caulked to the finish material of the EIFS that had been directly applied to the upside down densglass. You are not supposed to caulk to a stucco finished surface because water absorbs through the finish and gets behind the caulk joint.
- Because of performing a water test, we were able to locate the source of the water infiltration.
- A close up of the caulking on top of the window where there is no drip cap head flashing.
- Complete removal of the EIFS was required on the left side of the building in order to reinstall a completely new and proper drainage system.
- Installation of drip cap head flashing above windows.
- Sto Guard Gold Coat is a fluid applied waterproof air barrier membrane. This material acts at the drainage plane for any water intrusion.
- The Sto Gold Coat is overlapped on top of the drip cap head flashing so that when water drains down the gold coat, it exits from the drip cap head flashing.
- With a successful color match, the left side of the building looks brand new and untouched. The only difference is instead of reinstalling a barrier EIFS, we installed a drainable EIFS system.
